Notice of Passing of Zoning By-Law
The Corporation of the City of Richmond Hill
Take notice that the Council of The Corporation of the City of Richmond Hill passed By-law 77-26 on July 15, 2026 under section 34 of the Planning Act, R. S. O. 1990.
And take notice that an appeal to the Ontario Land Tribunal (Tribunal) in respect of the Zoning By-law may be made by filing a written notice of appeal with the City Clerk of The Corporation of the City of Richmond Hill, no later than 4:30 p.m. on August 19, 2026.
An explanation of the purpose and effect of the Zoning By-law and map showing the location of the lands to which the amendment applies, are set out below. The amendment was processed under City file ZBLA-25-0011.
Council in making its decision on this matter took into consideration all written and oral comments received on the applications.
The lands are also subject to a subdivision application, file number SUB-25-0003.

Explanatory Note to By-law 77-26
By-law 77-26 affects lands located on the south side of Oxford Street, east of Bathurst Street, legally described as Lot 75, Plan 1999, municipally known as 263 Oxford Street (the "subject lands").
The lands are currently zoned Neighbourhood One (N1) Zone under By-law 93-25, as amended, of The Corporation of the City of Richmond Hill.
By-law 77-26 will have the effect of rezoning the lands from Neighbourhood One (N1) Zone under By-law 93-25, as amended, to Neighbourhood Semi-Detached Two (NS2) Zone under By-law 93-25, as amended, and establish site-specific development standards to facilitate the development of 2 detached and 8 semi-detached dwellings and a portion of a public road on the subject lands.
Additionally, a Holding (H) Provision is being imposed on a portion of the subjects lands as shown in Schedule "A" to this By-law. The Holding (H) Provision shall be lifted in whole or in part as applicable by Council or its designate once the Owner submits to the City an authorization/consent from the abutting landowner to the west (10601 Bathurst Street) to remove existing trees located along the mutual property line.
